LBI HOUSE RAISING will raise your home a few inches, for a minor repair of sagging or several feet to add garages, living space, views and to bring your home above flood elevation.
Insurance
LBI House Raising, and any subcontractors who work on our job sites, carries commercial general liability insurance, and workman's compensation insurance. A certificate of commercial liability insurance will be provided upon request. Minimum Contractor’s liability coverage shall be: $2,000,000 General Aggregate Limit, and $2,000,000 Products -Completed Operations Aggregate Limit, personal and advertising injury aggregate limit of $1,000,000.
Oceanfront – New Construction 65th St. Brant Beach, LBI
Minimum Sub-Contractor’s liability coverage shall be: $500,000 combined bodily injury and property damage single occurrence limit, annual aggregate limit of $1,000,000, products and completed operations aggregate limit of $500,000, personal and advertising injury aggregate limit of $500,000.
We also carry Riggers Liability Insurance, which is a specialty insurance for house raisers, which covers damage to any property being raised/moved, that is in our possession (such as the house, AC condenser, contents, etc.).
House Raise Package: What’s Included?
Most house raising companies will raise and lower your house only, and usually work with General Contractors. We ARE a General Contracting & House Raising company, therefore, we can give you a more complete product. There are many variables that can occur with each job, but our typical house raise to FEMA Base Flood Elevation, with foundation would include the applicable items below. This is a standardized list
(for existing home on a crawlspace), to address many issues. It is possible that some of these items may not be applicable to your project. A slab home package would include building a new floor system once the house is raised. Your price is customized to fit your project by an onsite evaluation, and photos of your dwelling:
- Permit & Initial Survey Running (Permit/Survey Fees TBD, not included)
- Sewer/Water Cut and Cap Disconnect
- Electric Severance letter and Disconnect
- Soil Bore
- Engineering Work/Design
- Set Up Temporary Electric Pole and/or Electric Generator
- Pump water out of crawl space, if necessary
- Severing of Foundation Anchors
- Sever/detach shower, decks, porches (TBD with homeowner)
- Install MatJacks; Preliminary Lift; Install Steel
- Raise 1’ above FEMA BFE (includes additions/decks if any TBD with homeowner)
- Permit & Initial Survey Running (Permit/Survey Fees TBD, not included)
- Demolish and remove existing foundation
- Demolish/Remove or Raise Fireplace/Chimney
- Support and secured on Crib stacks
- New continuous perimeter footings installed, if necessary
- Three extra piers installed
- Install specified courses of block
- Install Simpson masonry tie down straps attached to foundation
- Install new pressure treated 2×6 plates
- Fill crawl space with mason sand or equivalent, to grade
- Lower House
- Fasten Simpson Strapping to plates
- Add H25A Hurricane Ties on entire perimeter, connecting plates to floor joists
- AC Platform Construction and AC Raised and reconnected
- Install flood vents in block foundation according to FEMA flood code
- Finish foundation with parging (gives a smooth finish rather than block appearance)
- Temp Stairs
- Debris and concrete removed/Dumpster Provided
- Plumbing/Water Reconnect if under home
- Lower Electric Service/Reconnect
- Additionally, if your floors are crooked, they will be level when the house is finished.
- Typically there is no damage to the interior of the home or windows, when the house is being raised, as we raise the home slowly and gradually. In the unlikely event that something is damaged, LBI House Raising will make repairs at no additional cost to the homeowner.
